The luxury real estate market can appear opaque to those who are new to it. Transactions happen quietly, prices are not always publicly disclosed, and the most desirable properties often never appear on public platforms. Navigating this world successfully requires knowledge, relationships, and a clear strategy.

Here are the insider tips I share with every client who is entering the luxury market for the first time.

Understand That the Market Is Relationship-Driven

In the luxury market, relationships are everything. The best properties are sold through private networks — through advisors who trust each other, who know each other's clients, and who can facilitate transactions with the discretion that sellers and buyers at this level require.

This means that the advisor you choose is not simply a transaction facilitator — they are your access point to the market. An advisor with deep relationships will show you properties that others never see and will position your property in front of buyers that others cannot reach.

Know the Difference Between List Price and Market Value

In the luxury market, list price and market value are often different things. Properties are sometimes listed above market value — either because the seller has unrealistic expectations or because the advisor has agreed to an aspirational price to win the listing.

Understanding market value — what a property would actually sell for in a reasonable timeframe — requires deep market knowledge and the willingness to be honest about what the data shows. This is one of the most important things an advisor can do for a client.

Be Prepared to Move Quickly

The best properties in the luxury market do not sit. When a genuinely exceptional property comes to market at the right price, it attracts multiple qualified buyers quickly. Being prepared to move — with financing in order, criteria clear, and decision-making authority established — is essential.

I have seen buyers lose properties they loved because they needed an extra day to make a decision. In the luxury market, that extra day can be the difference between acquiring the property and watching someone else buy it.

Understand the True Cost of Ownership

The purchase price of a luxury property is only the beginning. Property taxes, insurance, maintenance, staffing, and capital improvements can add significantly to the annual cost of ownership. Understanding these costs before you buy — and ensuring that they are sustainable relative to your financial situation — is essential.

For properties above $10 million in Beverly Hills, annual carrying costs can easily exceed $200,000. This is not a reason not to buy — it is simply information that should be factored into the decision.

Work With One Advisor

In the luxury market, working with multiple advisors simultaneously is counterproductive. The best advisors will not work with buyers who are also working with their competitors — and the best off-market opportunities are shared only with buyers who have committed to a single advisor relationship.

Choose your advisor carefully, and then commit to that relationship. The results will be better for everyone.
