Understanding these underlying motivations — and structuring your approach accordingly — is the foundation of effective negotiation.

Before entering any negotiation, know your walk-away point — the price or terms at which you will decline to proceed. This clarity is essential for maintaining discipline during the negotiation.
For buyers, the walk-away point is the maximum price you are willing to pay for a specific property. For sellers, it is the minimum price and terms you are willing to accept. Having this clarity in advance prevents the kind of in-the-moment decision-making that leads to regret.
Principle 4: Use Time Strategically
Time is one of the most powerful tools in a negotiation. A buyer who can close quickly has leverage over one who needs 60 days. A seller who is not under time pressure can afford to be patient in a way that a seller who needs to close by a specific date cannot.
