Home staging is both an art and a science. The art lies in creating spaces that feel aspirational and livable. The science lies in understanding how buyers perceive space, light, and proportion — and using that understanding to present your home in its most compelling form.

After years of preparing luxury properties for sale in Beverly Hills and Los Angeles, I have developed a set of principles that consistently deliver results.

The Mindset Shift

The most important thing a seller can do before staging is make a fundamental mindset shift: stop thinking of the home as yours and start thinking of it as a product.

This is not easy. Your home is filled with memories, with objects you love, with the accumulated evidence of your life. But buyers do not want to see your life — they want to imagine their own. The staging process is about creating the conditions for that imagination to flourish.

The Edit

The first step in any staging process is a rigorous edit. Remove everything that is not serving the sale:

  • Personal photographs and memorabilia
  • Excess furniture that makes rooms feel crowded
  • Collections and decorative objects that reflect your specific taste
  • Anything that is worn, dated, or in less than perfect condition

What remains should be a curated selection of pieces that present the home at its best — furniture that is appropriately scaled, accessories that add warmth without clutter, and art that enhances rather than dominates.

The Refresh

Once the edit is complete, assess what needs refreshing. Fresh paint is almost always worth the investment — it is one of the most cost-effective improvements a seller can make. Focus on neutral, sophisticated colors that will appeal to the broadest range of buyers.

Address any deferred maintenance. Buyers notice everything, and small issues — a sticking door, a dripping faucet, a cracked tile — create a perception of neglect that can undermine confidence in the entire property.

The Enhancement

With the edit and refresh complete, consider what enhancements will have the greatest impact. Fresh flowers throughout the home. New towels and bedding in the bathrooms and bedrooms. A beautifully set dining table. These details signal that the home is cared for and loved.

In the kitchen, clear countertops entirely and replace everyday items with a few carefully chosen pieces — a beautiful cutting board, a quality knife block, a bowl of fresh fruit.

The Photography

All of this preparation is ultimately in service of one thing: extraordinary photography. In today's market, buyers form their first impression of a property online, and the quality of the photography determines whether they will request a showing.

Invest in professional photography — ideally with a photographer who specializes in luxury real estate. The difference between professional and amateur photography is immediately apparent, and it directly affects the number of qualified buyers who will see your home.
